As of December 31, 2006, the company operated 127 communities with 39,136 apartment units in the northeast, Mid-Atlantic, and southeast Florida. As a REIT, it would not be subject to federal income tax, provided it distributes at least 90% of taxable income to its shareholders. The company was founded in 1993 and is based in Rochester, New York. As a REIT, capital gains are accounted for differently, so please consult with a tax advisor.
