When it comes to dividend investing, it can pay to travel off the beaten path. Firms that operate in distinct or sometimes weird niches can be some of the best income plays, as they are often the only firms in a given specialized market. That can lead to plenty of cash flows and dividend growth over the long term.
Real estate investment trust (REIT) Iron Mountain (IRM ) certainly fits that definition.
IRM isn’t like a typical REIT, however. There are no apartment buildings, offices or even mortgage investments. Nope, Iron Mountain owns irreplaceable infrastructure assets that are used by the vast majority of America’s top companies.
