While there has been a lot of talk about the declining value of a university degree, the truth is that college is still a pathway to overall higher earnings and relevancy in the new knowledge economy. And in that, millions of kids across the country still partake in the annual September trek to campuses across the country.

While dorms have often been the starting point, the areas surrounding most campuses have long been filled with houses and apartments catering to students. But, today, these off-campus retreats are very far removed from their former Animal House glory days. High-end appliances, saunas and game rooms, anyone?
And it turns out, students and their parents are more than willing to pay premium rents for these spaces. For investors, especially income seekers, student housing is a very lucrative play indeed.
